Cool Any Apartment Mangers out there????

Hello All,

DH was laid off at work. Are current apartment mangers, recommended us to the owner for one of his other sites. It would be free rent, plus some cash. My current apartment mangers would help us with the job.

What are the pros and cons of apartment mangers???? Please note, this would be in 'questionable' location. Any comments would be helpful.

Sounds like they are trying to transfer you to a hud apartment. I manage a complex for seniors and disabled that is hud subsidized. If we have a tennent with no income, they pay no rent and we issue them a small check for utilities. All you have to do is recertify every six months to verify you still have no income. As far as advantages to being a manager, none that I can see. Disadvantages are plenty... On call 24/7, its kinda like having numerous kids to take care of.

Yes you are on call 24/7 but you can also be more strict about your hours and just how 'on call' you are.

I carry the emergency cell phone 24/7 and only respond if it is an emergency. Like a fire, flood, or blood as I call it.

You really can train your residents. I love managing apartments, have done it for 9 years now, and enjoy the Hud or Tax Credit part of it the most.

You are correct.. I'm sorry I was having a negative moment. Mine are mostly trained. They only contact me if it is an emergency. They are great.. I love the seniors. They are the most fun. I have not done any tax credit yet. Have a great day.
